Advice for Buyers

The more closely you work with one agent, the better your needs are known and the more effectively you can be served. Your first step is to consult with your area specialist who will assist you in answering the following questions:
  • What area are you looking to buy in (close to work, school, mall, bus routes, and etc)?
  • What price range?
  • What are you looking for in a property (e.g. bedrooms, swimming pool, garage, servant’s quarters, and etc)
  • Do you have money for the transfer & bond registration costs?
  • How soon do you need to buy or move into the property?
  • Will you qualify for 100% bond finance?
  • Does the bank require deposit from me?
Once your needs have been established, the agent will need the following in order to see whether you qualify for the above:
  • Pay slip or proof of income
  • 3 months consecutive bank statements
  • Copy of Identity document/ Passport and Permit
  • Any proof of other income apart from your basic salary
The agent will do the necessary pre-qualifications and sets up an appointment for you to view properties.
When viewing property;
  • Make sure it meets with your requirements (e.g. price range, accommodation)
  • Look for defects in the property and ask questions.
  • Visualize yourself living in the property
  • Make an offer
Once an offer has been made, it is the responsibility of the professional agent to follow up and update you on the progress.
